Hikmah Exchange buildings totally owned by locals

KUCHING: The Hikmah Exchange development project will help to preserve the Malay land and heritage, especially in town area.

According to the Chief Minister Datuk Amar Abang Johari Tun Openg, the Hikmah Exchange building will become a landmark building particularly for the Muslim Malays in Sarawak as it is owned by the local people.

The Malay land in the city area must be developed prudently so that our economy is in line with our friends (other races).

“What important is that this building symbolises that our society can safeguard our own future with new ideas, in order to maintain and preserve the property that is owned by the Malay community, especially in the Kuching city, and this building is 100 per cent owned by our people,” said Johari in his speech when officiating ceremony to lay the foundation stone of Hikmah Building project, held at the project site in Jalan Haji Taha, yesterday.

Johari also noted that during the Prime Minister Datuk Seri Najib Tun Razak visit to Kuching previously, many of the areas in the city have been developed and belonging to the local Malay community.

He said that at the end, the properties have change ownership, and there is no more Malay owned-properties.

“For example Kampung Dagang in Miri, all the shop lots have been sold by the Malays there. In Sibu, the only left is the Mosque, the same thing happens in Bintulu, all is lost.

“What I fear is that Satok and Haji Taha area will also disappear if we do not have a prudent approach to defend the status and property of the local community when it is developed,” said Johari.

Johari pointed that they already have potential tenants for two blocks of the buildings which will help to generate the revenue from them.

He said when there is an anchor tenant, it means that the building will generate revenue, and when it is consistent, they will sell the stock through the Real Estate Investment Trust (REIT).

“This is a new way for us to get the money for the Malays to invest. If they have the money, they can invest here, and if they want to use the money, they can take out from their own share.

“This is our way, and the owner of all this is the Malay community that invests in it,” said Johari, adding this mean that we have a building that is owned by our people, and at the end it will increase the value to the Malay property, especially in Satok area.

“I want to help the Malay community, and the same goes to the Iban and Bidayuh community, Chinese and also other races too, and we must have our own ways to defend our land and heritage, after all I am their chief minister” he said.

Meanwhile, Johari also disclosed that the State will be involved in Oil and Gas downstream industry.

“This will benefit all the Bumiputera because we don’t have any personal agenda; it is a community agenda.

“We will find the way and hopefully we will have an economic activity that would give a good return to all of us,” said Johari.

The Hikmah Exchange is a development project is a development project on a plot of land with an area of 3.65 acres, located at Jalan Haji Taha, Kuching, which will become the new economic centre for the city of Kuching.

The project, which is owned by Yayasan Hartanah Bumiputera (YHBS) will be developed by Permodalan Satok Berhad (PSB) in collaboration with the Harakah Islamiah (Hikmah), Majlis Agama Islam Sarawak (MAIS), Pelita Holdings Sdn Bhd and Faradale Development Sdn Bhd, while the architecture firm responsible for the realisation of the Hikmah Exchange design is PU Architect Sdn Bhd.

Hikmah Exchange is a commercial development divided into three main components, namely office buildings, convention centre and commercial space.

It will include two blocks of 13-storey office buildings, together with a 48,936m2 office space equipped with a 10-storey car park that can accommodate up to 1287 vehicles and 12 lifts for the office and carpark.

The convention centre, with an area of 6,377m2 will include a banquet hall that can accommodate a capacity of 1000 people, seven seminar rooms that can accommodate 50 people per room, exhibition centre and gallery, together with three restaurants.

Also present were State Secretary Tan Sri Datuk Amar Mohd Morshidi Abdul Ghani, Assistant Minister of Youth and Sports Datuk Abdul Karim Rahman Hamzah, Assistant Minister of Infrastructure Development Datuk Talib Zulpilip, Tupong Assemblyman Fazruddin Abdul Rahman, PSB executive chairman Tan Sri Datuk Amar Dr Abdul Aziz Dato Haji Husain, and other distinguished guests.
