KUCHING: Hock Seng Lee’s (HSL) 200-acre Vista Industrial Park (VIP) near the city centre here, Kuching Port and Samajaya High Tech Park highlights the importance of long-term planning to meet expectations.

Masterplanned with Jurubina Unireka, HSL envisioned an integrated business hub in a strategic location with commercial lots suitable for a range of businesses.

Units were designed to be larger and taller than average, while a central landscaped area was agreed on early in the designing stages for better value.

“Masterplanning and design is always an important part of real estate development, especially for large projects aiming for long-term continuity,” HSL general manager Ling Lai Kiong said.

“We always start with open minds and discuss with our trusted partners. For VIP, we selected designers and consultants with strong track records of designing green certified buildings and town planners with traffic management know-how,” he added.

VIP’s prominent features include direct access to a highway, new and wide internal roads plus a 3.3-acre central park.

The project is one of the largest private industrial zones in Sarawak and Sabah. The company said VIP’s early phases would add 820,000sq ft of business space into the local market, spread across 195 units, which are move-in ready and under construction.

All units are two-storey in semi-detached and detached configurations. Future phases in the pipeline will include purpose built facilities for HSL’s own use, which has added to investor confidence.

Early-bird buyers consists of retailers, those from skilled trades and services, food operators intending to start new central kitchens, factory outlets and manufacturers.

“We have started targeting high-end and high-tech industries too. VIP has potential to accommodate renewable energy businesses, equipment and advanced materials manufacturers, among others,” he said.

HSL corporate affairs manager Shirley Loo said public interest had been better than expected. Sales were brisk during the launch while a recent marketing push after the first batch of Occupational Permits were secured had been strong.

“On social media, VIP videos and photos have been some of our most popular content in the last quarter of 2018. We were pleasantly surprised VIP content have been ‘liked’ and ‘shared’ as much as Highfield 3, which was itself one of HSL’s quickest selling projects,”
Loo said.

“Perhaps due to the rarity of light industrial projects that are as large and well planned, VIP has also attracted media coverage from radio stations, which was
a first.”

VIP units have floor areas of up to 5,658sq ft, and land sizes up to 32.37 points. All units have ground floor openings and high ceilings of 15ft. A separate entrance and stairway lead to the second floor, which have practical spaces with ample natural ventilation and lighting.
